Smart Money Example #2: Sam Zell

The media dubbed him “The Grave Dancer” because of his primary strategy of profiting off distressed real estate, characterizing him as an investor who “danced on the skeletons of other people’s mistakes”. He’s probably the most prolific “contrarian” real estate investor of our time.

He’s a member of the Billionaire’s Club, and one of the world’s wealthiest people. How did he do it? In 1973, after a similar crash in the real estate market, he spent the following 3 years acquiring over $3 Billion in real estate assets from lenders – most of it for only $1 down!

That’s not a typo. $1 down! You see, he went to lenders and offered to take any future operating losses off their hands, in exchange for equity.

He held on and carried the properties during the downturn, waited patiently, and eventually made a fortune when the market turned around – as it always does!

Classic contrarian investing.

Think that kind of deal is available in good times? Not a chance.

The biggest reason he was willing to take the risk? The City of New York granted him a 40-year tax abatement!!!

Why? The city was in a financial crisis and on the verge of bankruptcy, and was eager to give tax concessions to risk-takers like Trump in exchange for investments.
