#2) Turn-Key Properties – These are primarily single-family homes (and periodically duplexes, triplexes, and four-plexes) in solid neighborhoods, with instant equity and great cash flow.  Properties are in move-in condition (already fixed-up with property management in place), and typically priced 10% below Market Value.  Terms of purchase: a) With a stable income and good credit, can finance with 20-30% down payment; b) Cash.

#3) Commercial Properties – These are primarily apartment buildings (and periodically other types of commercial real estate such as shopping centers and office complexes).  Properties are acquired to either reposition and flip within 2-4 years, or hold long-term (5-10 years or longer).  For these types of opportunities, you will be investing in a group where you typically get a preferred return + equity in the property.  Minimum investments and terms vary from property to property.
